76-story Brickell tower will raze office building parking garage

A new mixed-use residential skyscraper is coming to the Brickell neighborhood in Miami.

The owner-developer, 1210 Brickell LLC, plans to build a 76-story mixed-use tower with 540 residential units and 955 parking spaces at 1210 Brickell Ave.

The project will also include an additional 53,841 square feet of office uses, in addition to the existing 231,500 square feet of office use (in a building built in 1982 under different ownership), plus 24,260 square feet of commercial uses.

The city’s Urban Development Review Board has recommended approval of the project, which has been reported as Ora by Casa Tua Tower, being developed by Fortune International.

Iris Escarra, an attorney representing 1210 Brickell LLC, said the property contains about 2.18 acres, or 95,015 square feet.

The property is bounded by Brickell Avenue on the east, commercial and multi-family structures on the north, Southeast First Street on the west, and Southeast 13th Street on the south.

The site has three frontages, a principal frontage on Brickell Avenue and secondary frontages on Southeast First Avenue and Southeast 13th Street.

In a letter to the city Ms. Escarra noted the property is currently improved with an existing office building and parking structure. The parking structure is to be demolished and replaced; however, the existing office building is to remain, she said.

Ms. Escarra wrote, “As detailed on the Plans, the Project is being built ‘As of Right,’ without Variances, Exceptions or Waivers.”

She said the project is compliant with all setback requirements, and proposes 67% lot coverage and provides 25% open space.

Parking and loading access will be provided from the secondary frontage of Southeast First Avenue.

The property is owned by the developer, and the owners of the existing condo office building, as part of a covenant.

An attorney representing the condo office building addressed the review board and voiced concerns about the new project and its impact on the existing offices, including the placement of new mechanical, electrical and plumbing systems, and the look and design of an interior façade that faces the existing office.

Ms. Escarra said, “We take (those) comments to heart … you have our commitment to continue to meet with them.”

The project architect is Arquitectonica. Principal Bernardo Fort-Brescia presented design plans for the tower.

The project includes relocating the existing parking, within a new garage, and the balance of the site will be the residential building with furnished residences and amenities, he said.

Mr. Fort-Brescia said the project will have food and beverage offerings, a wine market, bar, marketplace, and two restaurants.

This development will help to activate this stretch of Brickell Avenue, he said, noting “that corner is kind of dead now.”

The new tower will have a rooftop garden, deck, and swimming pool.

He said the base of the project, including the parking levels, will be accented with green colors and wide-spread landscaping as part of the structure.

“Exceptional,” said board Chairman Ignacio Permuy.

Board member Gia Zapattini said, “You did a great job. It’s a very beautiful building. I like the materiality – it’s gorgeous.”

Board member Ligia Ines Labrada said, “I agree, the project as a whole is fantastically executed, especially considering what’s there now. This will activate that corner.”

Board member Fidel Perez complimented the developer’s team on a “beautiful” job.

“Remarkable presentation,” said board member Anthony Tzamtzis. “Very clear. Very precise.”

He asked if the developer will be providing enough parking spaces for the new tower and the existing office building.

Ms. Escarra said yes.

Mr. Permuy concluded, “Very successful job. It is an iconic building. Once built it will redefine that area and especially that corner.”
