38-story Edgewater residential tower to have a floor of offices

38-story Edgewater residential tower to have a floor of offices

A new mixed-use residential development is planned for a site in the Edgewater neighborhood of Miami.

The developer is 2900 Terrace Owner LLC, which plans to build the project at 401 NE 29th St.

The plan calls for a 38-story tower containing 324 dwellings, 22,354 square feet of offices, 13,108 square feet of commercial use, and 515 parking spaces.

The site plan also shows construction of a public plaza in excess of 10,000 square feet to encourage pedestrian interaction.

The city’s Urban Development Review Board has recommended approval of the planned L-shaped tower designed by Arquitectonica with a parking podium and some ground floor commercial uses.

Brian Dombrowski, an attorney representing the developer, said the property fronts Northeast 29th Street comprising the principal frontage for development purposes. Northeast Fourth Avenue and Northeast 29th Terrace are secondary frontages.

The property is surrounded by commercial, residential, and office uses.

In a letter Mr. Dombrowski wrote, “The property is located within the Edgewater neighborhood of the City of Miami, an area which continues to experience rapid population growth and business expansion.

“One of the key drivers of the neighborhood’s growth has been its prime location. Edgewater’s waterfront location offers stunning views of Biscayne Bay and the Miami skyline, making it an attractive location for high-end residential and commercial development.

“In addition, the neighborhood is centrally located, with easy access to downtown Miami, the Design District, and Wynwood,” he wrote.

Mr. Dombrowksi said one of the unique features of the Edgewater neighborhood is its mix of uses. The neighborhood combines high-end residential developments with commercial and retail spaces, creating a vibrant and dynamic atmosphere, he said.

The developer is requesting waivers from the city’s Miami 21 zoning code that, if approved, would allow:

■Parking within the second layer, above the first story along the principal frontage and secondary frontage with an art or glass treatment with a recommendation from the review board.

■Up to 10% decrease in the required drive aisle width.

■Up to a 10% decrease in the required parking.

■Up to a 10% decrease in the required frontage at front setback.

Mr. Dombrowski said the project incorporates an artistic garage screening that will screen vehicles and mechanical equipment but will also provide aesthetic appeal to the podium.

The project also incorporates an office component at the eighth story, with more than 22,000 square feet for offices.

He wrote, “The addition of office space will bring new businesses and jobs to the area, contributing to local economic growth and development for an area dominated by residential uses. With more people working in the area, there could be an increase in foot traffic, which could benefit local businesses such as restaurants, cafes, and shops.”

Board member Ligia Ines Labrada said, “I love that you guys cut through the ground floor and broke up that big massing.

“What I would love to see is some sort of pedestrian connection, connectivity, not just for cars. I love how you chamfered that corner … it is going to be very inviting.

“How you handled the massing is fantastic … and I really like the materials. Good job,” said Ms. Labrada.

Board member Fidel Perez said, “You have an excellent project.”

Board member Anthony Tzamtzis said, “It’s a very well thought out building … I like the playfulness of the façade. You did a very good job.”

Board Chairman Ignacio Permuy said, “I like a lot of things about the project. The massing is nice. The articulation is beautiful. What I think stands out the most is the pedestrian experience. There’s a lot of subtleties with the setbacks. I think you spent a lot of time on that. I’d like to congratulate you.”
