HOTELS FLOURISH: Miami-Dade hotels posted the nation’s highest increase in average daily room rate for the week ended April 4 as the community welcomed Easter week and spring break visitors. The rate of $325.48 was 24.7% more than the county’s hotels averaged in the same week of 2025, said CoStar, which watches hospitality investments and data nationally. Miami-Dade hotels also had the nation’s second-highest increase in revenue per available room behind Anaheim, CA, registering a 23.8% gain to $263.60.
SWAPPING HEADQUARTERS: Miami has formalized a key financing step in its long-planned relocation of city government headquarters, directing an estimated $58 million to $69 million from the potential sale of the Miami Riverside Center into a restricted fund for the new $250 million-plus administration building near Miami Freedom Park. The proceeds stem from a 2019 agreement with Lancelot Miami River LLC, which holds an option to buy the aging downtown property. Funds will be earmarked exclusively for construction costs on the new civic campus, which is already under construction and slated to open in 2028.
ALLAPATTAH GETS CRA: The long-anticipated Allapattah Community Redevelopment Agency is now officially established after Miami-Dade County did not act within a state-required 120-day review period, triggering automatic approval under Florida law. The action confirms the city’s authority over the 1,661-acre district and designates the Miami City Commission as the governing board. The city can now deploy tax increment financing and advance infrastructure, housing and economic development projects outlined in its redevelopment plan.
PLAYING TAG: More specialty license plates will be on the way for motorists’ choices under a bill Gov. Ron DeSantis signed last week that starts the process to create plates for the Miami Northwestern Alumni Association, Christopher Columbus High School, the Ultimate Fighting Championship, the U.S. Naval Academy, U.S. Military Academy, Miami Dade College, Florida Film Legacy, and St. Petersburg College.
GAS GUESSING: Depending on who’s talking, gas prices here are either down 17 cents from a week ago in Florida or up 32.6 cents a gallon in Miami. AAA says the prices for the state as a whole fell 17 cents in the week to $4.03 but could remain volatile. GasBuddy says Miami’s average gas prices rose 32.6 cents per gallon in the week to average $4.07 but with a breakdown in peace talks with Iran and renewed escalation in attacks over the weekend, motorists should prepare for another round of price increases.
