Codina to build Doral residential project

Codina Partners is set to develop Sevilla, its newest lifestyle building and the first seven-story mid-rise residential tower in Downtown Doral.

Developers Codina Partners has received site plan approval to construct Sevilla at Northwest 53rd Street and 52nd Terrace, a block from UHealth’s new ambulatory center.

Sevilla at Downtown Doral would consist of 412 units, with options ranging from one to three bedrooms and sizes spanning from 720 to 1,708 square feet. The development will unfold in two phases, with the first phase welcoming move-ins starting in the second quarter of 2026, and the entire project slated for completion by the last quarter of 2026.

The tower would offer 15,800 square feet of common area and amenity spaces, including a resort-style pool deck with outdoor loungers, BBQ stations, a large beach-entry pool, and private cabanas – all on the east side of the building. The west side is to offer a zen courtyard with landscaping and a large dog park.

The building is also to feature a rooftop wellness deck with a yoga yard, pickleball courts, a walking path and seating. The interior is to have a resident club room and lounge, a two-story fitness center and a ride-sharing lobby.

Codina Partners’ goal is to expand the residential options in Downtown Doral to meet the demand for housing in the area, said CEO Ana-Marie Codina Barlick.

Following completion and lease-up of Palma Tower Two in July 2023, Codina continues to meet needs by adding lifestyle offerings, she added.

“The record lease-up of Palma Tower Two highlights the strong ongoing demand for housing in Downtown Doral,” she said. “We carefully assessed the wants and needs of the market, and we’re confident that Sevilla will be a highly anticipated addition to the community.”

In addition to residential growth, Codina Partners has announced expansion of its retail center along Northwest 87th Avenue in Downtown Doral. The center has over 40 retail establishments with more than 18 restaurants and eateries. The expansion is expected to begin in the latter half of this year.
