Two towers replacing Mandarin Oriental on Brickell Key

The secluded island of Brickell Key will see yet another luxury development rise as Swire Properties detailed a modern Mandarin Oriental hotel replacing the present structure on the island and a residential tower.

Last week, developer Swire Properties unveiled details for One Island Drive featuring two towers and over 100,000 square feet of amenities.
“With One Island Drive, we have taken the last prime waterfront site and created an island sanctuary that will be a destination for connoisseurs of luxurious design, intuitive service, and meticulous craftsmanship,” said Henry Bott, president of Swire.

One Island Drive will be the first residential property built on Brickell Key in 15 years. The development will comprise two towers – a new condominium tower, The Residences at Mandarin Oriental, and a tower accommodating the new Mandarin Oriental hotel.

The Residences at Mandarin will rise over 800 feet and house 220 two- to four-bedroom residences with floorplans up to 4,700 square feet. The tower is to feature two duplex penthouses at the top, each over 6,000 square feet.

The second tower will house the Mandarin Oriental Hotel with 151 guest rooms, 61 private residences and 28 hotel residences. Amenities are to include multi-tiered infinity swimming pools, private cabanas, dining rooms, restaurants, work lounges, a spa and health and wellness facilities.

“We are delighted to carry on our longstanding relationship with Swire Properties as we embark on our second iteration of outstanding hospitality within Miami,” said James Riley, CEO of the Mandarin Oriental Hotel Group. “Twenty-three years ago, Swire and Mandarin Oriental Hotel Group joined forces to open Mandarin Oriental, Miami, forever elevating the level of hospitality in the destination. With One Island Drive we will do it again, offering residents and hotel guests the highest level of service, accommodation, and luxury amenities, all of which are synonymous with the Mandarin Oriental brand.”

Swire Properties, the local operation of the Hong Kong-based Swire operations, has been headquartered in Miami for over 40 years and has transformed Brickell Key. The community houses about 3,000 condo units. All buildings currently standing on the island have been developed by Swire except for Isola, Brickell Key 2 and St. Louis. The firm, which currently owns 75% of the Mandarin Oriental Hotel, will serve as developer and owner and the hotel will remain operated under its name brand.

The team behind the project’s design includes Kohn Pedersen Fox architectural firm, Parisian designers Tristan Auer and Laura Gonzalez who will work on the condominium and hotel interiors, and Thai landscape architecture firm Shma.

Sales are scheduled to launch late this year, with pricing starting at $3.5 million.
