| Company to take up eighth floor at Espirito Santo Plaza

A local operator of business centers has signed a full-floor lease at Espirito Santo Plaza, Brickell Avenue's newest office tower.
Business Centers International will occupy the eighth floor, consisting of more than 18,500 square feet, said leasing agent Grant Killingsworth of Holly Real Estate.
The company provides turnkey office services with shared amenities, said Director Carolina Renderio, who runs a similar firm, Darby Technology Centers, in 24,000 square feet at 2000 Ponce de Leon, Coral Gables.
She said the Brickell office, due to open Oct. 1 as Brickell Centers International, will be divided into 63 offices, three meeting rooms and one training area. Darby will remain open in the Coral Gables office.
"Our client base is mostly Fortune 500 companies whose Latin American headquarters are in Miami or the Gables," Ms. Renderio said. "Our trilingual staff speaks three Spanish and two Portuguese dialects. We have a very strong infrastructure in technology in a shared environment."
The 35-story Espirito Santo Plaza, 1395 Brickell Ave., has 260,000 square feet of Class A office space; a 225,000-square-foot, 203-room Conrad Hotel; and 116 condos as well as restaurant and retail space. It was developed by Estoril Inc. and was designed by Kohn Pederson Fox. Although some tenants began moving in during the first quarter, the building's official grand opening is scheduled for fall.
Business Center International's lease brings occupancy in the office portion of the mixed-use tower to more than 80%, Mr. Killingsworth said. Still available are two full floors, the sixth and the seventh, and 14,000 square feet on the 15th story, which is the highest office floor. "We're targeting local, national or international clients looking to be on Brickell," he said, "but because we are over 80% leased, we have increased our rates."
Brokers are turning their attention to retail tenants, Mr. Killingsworth said.
"We're looking for service-type tenants," he said, "to complement the residential, hotel and office parts of the building."
Mr. Killingsworth said a 25th-story restaurant managed by Conrad is scheduled to open July 1.
