With one 590-unit development paving the way, homebuilders are lining up to develop neighboring tracts along the westernmost part of Coral Way – a boom that could add more than 2,000 homes to the area during the next few years.
Now under construction, Venetian Isles is extending the thoroughfare between Southwest 150th and 157th avenues, improving access to several other planned communities. With developers eager for the infrastructure, this section of western Miami-Dade – some of the last undeveloped land in the county – is becoming a hotspot for building.
"There’s going to be a tremendous amount of development there," said Brad Hunter, director of the American Metro/Study Corp.’s Boca Raton office, which analyzes the South Florida market. "It’s badly needed, and will be very quickly absorbed by homebuyers. There’s barely enough land left in Dade County these days to keep up with the demand for new homes."
Alvaro Adrian, president of Adrian Builders, said his company in September received zoning approval from the county for 703 units. He expects the permitting process to last until January, when the company will begin development of 403 single-family homes and 300 townhouses. To be built in phases, the homes will range from $180,000 to $210,000, and townhouses will cost $130,000 to $170,000.
Although Mr. Adrian’s property has Southwest Eighth Street as its northern border, he said Venetian Isles is providing entrances along Coral Way that will make his development – bordered roughly by Coral Way, Southwest Eighth Street, 152nd Avenue and 154th Avenue – more successful.
"Venetian Isles opens up access directly to the land, so their timing is very good for us," he said. "They were pioneers."
General Real Estate Corp.’s Venetian Isles is a 128-acre, 590-unit project south of Coral Way. As part of the project, the builder is extending Coral Way, which currently ends just west of Southwest 147th Avenue, as well as new sections of two north-south roads.
These new communities are inching toward the urban boundary line, at Southwest 157th Avenue – the line the county designated as the limit for urban growth.
Also in the works for the area is a 197-acre, 784-unit development – stretching between Southwest Eighth Street and Coral Way from Southwest 149th to 152nd avenues – by Shoma Homes, said Al Torres, Miami-Dade’s zoning services division chief.
Alongside the area’s three major projects are several smaller tracts also ready to be developed. Mr. Torres said Transworld Management received zoning approval for 173 units – and 120 acres of park space – on Southwest 147th Avenue between Southwest Eighth and 22nd streets. Century Homebuilders owns 194 lots on 40 acres between Southwest 154th and 157th avenues along Coral Way. And Lennar Homes and Caribe Homes are jointly purchasing a 460-unit site bordered by Southwest Eighth and 20th streets and 154th and 157th avenues. They expect to close before the end of the month.
"We’ll be marketing toward people that are living in Kendall that are tired of the commute," said Lennar’s Anthony Ceijas, division president for Miami-Dade County. "The commute downtown is a lot easier from this locale than Kendall. We think this area is definitely the next boom."
